A high-profile building that has housed one of New Zealand’s largest government agencies for 15 years is up for sale in Cambridge’s town centre.
The single-storey office premises with main-street frontage on Duke Street are fully leased to the Ministry of Social Development (MSD), as one of 14 MSD service centres serving the Waikato region.
The ministry occupies the Cambridge service centre on a recently renewed three-year lease, with rights of renewal extending to 2038.
The Crown-backed gross lease generates a net rental of circa $57,691 plus GST per annum after operating expenses are paid.
With a nationwide network of centres serving over a million people, MSD is the country’s lead agency for the social sector. Its work spans housing, superannuation and employment services, income support, and providing student allowances and loans.
The freehold land and buildings at 69 Duke Street, Cambridge, are being marketed for sale through Luke ten Hove and Willem Brown, of Bayleys Hamilton.
The property will be sold by deadline private treaty closing on Thursday 10 September, unless it is sold earlier.
Ten Hove says the quality of the investment is underpinned by the lease to a heavyweight Crown tenant.
“For investors seeking a secure and reliable income, there’s no better tenant than the Government.
“MSD has occupied the building since 2011 and invested in a quality internal fit-out to suit its operations. This, and the new lease renewal, demonstrate its long-term commitment to this site, while additional rights of renewal provide the potential for ongoing occupancy and rental returns,” he says
Brown says the 300-square-metre (more or less) building is underpinned by some 425 square metres of commercial-zoned freehold land with three on-site car parks.
“Combined with the high-calibre government tenant and Crown-backed rental returns, it makes this hard to beat as a bottom-drawer investment.
“Whether you’re seeking an entry-level commercial investment or a quality addition to an existing portfolio, assets of this calibre in Cambridge are tightly held and rarely available. That makes this a compelling opportunity for investors seeking secure income and long-term capital growth,” says Brown.
Ten Hove says the investment draws further strength from a high-profile location in the heart of fast-growing Cambridge.
“Positioned prominently on Duke Street, it is surrounded by established businesses, heritage façades, and vibrant independent operators. This location benefits from high foot traffic, consistent daily trade, and strong weekend visitor activity, with immediate access to cafés, banks, shops, professional services, and public parking.
“Strategically positioned on State Highway 1, just 24 km from Hamilton, Cambridge is one of Waikato’s strongest provincial commercial markets – a rapidly growing town with a buoyant economy driven by agriculture, tourism, high-performance sport, and equine industries,” ten Hove says.
Cambridge is Waikato’s third-largest urban area, after Hamilton and Taupo, with a population that has leapt by more than 60 percent in 20 years, to around 23,000.
