An urgent liquidation sale has been initiated to sell off a hub of five large bare sections within the industrial precinct of the prosperous Waikato township of Morrinsville – answering a call for more industrial land to be opened up in the locale.
The five lots range in size from approximately 2,699 square metres up to 3,857 square metres on land zoned industrial under the Matamata Piako District Council Plan.
Located at 15-19 Keith Camp Place, the handful of rectangular-shaped level sites straddle Morrinsville’s current western residential boundary, and the town’s existing industrial zone.
Neighbouring existing premises around the block accommodate a myriad of established transport, logistics, engineering and warehousing tenants such as Vowles Transport, BLM Engineering, Gibbons Engineering, and Normans Transport & Storage.
As of the 2023 New Zealand census, Morrinsville has a population of 9,003 residents, reflecting a 14.1-percent increase since 2018 and a 27.8-percent rise since 2013.
The Matamata Piako District Council Private Plan Change 58 in March 2023 rezoned approximately 14 hectares of rural land on Morrinsville's western edge to a General Industrial Zone. This rezoning aims to address the identified shortfall in industrial land supply and to support the town's population growth and economic development.
Going some way to meeting this need, the five sections within the Keith Camp Place development deliver a combined total area of almost three hectares of industrial land, and are being marketed individually for urgent sale at auction on July 10 through Bayleys Hamilton.
Salesperson Josh Smith says that while the sections were scheduled to be sold individually under the hammer, the vendor would also look at pre-action offers for all five lots together as one parcel.
“Suitable for either add-value developers or owner-occupier tenants, these five sections need to be sold urgently. Time is of the essence,” Smith says.
“From a strategic location perspective, Morrinsville is now recognised as a cost-effective option for companies looking for industrially zoned premises within close proximity to Hamilton some 29 kilometres away.
The greenfield nature of the Keith Camp block also allows for bespoke premises to be built specifically to meet a business’s needs.
“Much of Morrinsville’s industrial land is located in the western part of the town’s business zone – surrounding Keith Camp Place – where service industry and light industrial businesses have been established under district plan provisions that permit light industry in both the business and industrial zones.
“Freight movements around Morrinsville are predominantly from and to the west, in the direction of Hamilton. These sections within Keith Camp Place minimise the need for heavy vehicles to travel through the town to access the quadrant, and meet the demands of tenancies businesses who aren’t reliant on passing trade or casual customer contact.”
Smith says that while any of the five Keith Camp Place blocks would amply suit large warehouse or factory type premises with a requirement for yard space for vehicles or storage, there was also the potential for the construction of smaller terraced-style workshop orientated premises.
“Smaller ‘tradie’ style side-by-side industrial premises of between 250-400 square metres have been a highly popular evolution in New Zealand’s industrial property sector over the past 15-years – particularly for those businesses with two or three employees operating in the plumbing, electrical, telecommunications, and construction sectors who require a mix of materials high stud storage space, and a small adjoining office administration space,” he said.
“Conversely, the horseshoe configuration of these five adjoining sites means that two or more properties within the block could be unified to sustain a sizeable industrial-focused warehousing or factory style operation.
“The five sections all have their own titles, so an owner-operator looking for Industrial land in the location could keep one property for themselves and sell down the remaining four in due course.”
