Acknowledging that business has been tough for the last few years, the developer of an industrial business park in Porirua, Wellington is extending an opportunity for approved buyers of remaining units within the complex to pay no deposit and to defer settlement for two years.
The Works is a new-build 86-unit business park at 12 Mohuia Crescent in the established Elsdon industrial precinct. Freehold units are complete and move-in ready with 19sqm, 50sqm, 100sqm, and 190sqm options available and prices starting from $139,000 plus GST.
Designed by architects Designgroup Stapleton Elliott, every unit has double-glazed windows, 6-metre stud height, insulated roofing, two car parks and a full fire sprinkler system for safety. The business park is fully-fenced with an automatic gate system, is monitored by CCTV, has drive-around access, and a container devanning bay.
As brand-new builds, these units have never been occupied and come with a builder's warranty.
Mark Walker and Simon Butler of Bayleys Wellington Commercial are marketing The Works industrial business units, with more than 75 percent already sold.
“This is a really accessible business park – on price point and location,” says Walker.
“The developer recognises that the gnarly economy has meant some businesses have delayed property decisions while they let the dust settle. By offering attractive structured deals, those prospective owner-occupiers that have downsized, have an expiring lease, or want to take their operation to the next level could get a foothold at The Works.
“The offer of nothing upfront and a delayed settlement for approved purchasers could be the pivotal push that some owner-occupiers need to get a jump-start on the next real estate cycle by buying a new-build unit in a proven location.”
The units would suit a broad range of business users with the likes of builders, carpet layers, gym operators, engineers, and general office occupiers being a good fit for the complex, says Butler.
“The units are adaptable to all sorts of business needs and when coupled with the location, make good sense for any owner-occupier wanting affordability, connectivity and functionality.
“The units would provide a fresh start and position businesses well for what is anticipated to be a better year ahead for the economy.
“Elsdon is a busy industrial hub handy to Porirua’s CBD and the streamlined access to State Highway 1 via the new Kenepuru Drive on-ramp allows efficient travel north and south.”
The Works complex is built on the former Whitireia Trades Campus site and is in good company, with big-name players like Bunnings Warehouse, PlaceMakers, Turners Cars, Mitsubishi, and Whittaker’s chocolate factory in the neighbourhood.
