New warehouse offers place among industry giants at Drury South Crossing

A large new warehouse-and-office facility on the market offers occupiers the chance to take their place among business giants in a fast-rising Auckland industrial hub.

The approximately 7,082-square-metre site for sale or lease sits in the heart of Drury South Crossing, a 361-hectare master-planned industrial, commercial and residential project taking shape in one of the region’s fastest growing areas.

Positioned beside the Southern Motorway about 40 kilometres south of Auckland’s city centre, the project is a key element supporting unprecedented expansion in and around the town of Drury.

The property on offer features a large high-stud warehouse and single-level office with amenities. It has an appraised market rental of $941,265 plus outgoings and GST per annum.

The freehold land and building at 21 Bill Stevenson Drive, Drury, Auckland, is being marketed for sale or lease by James Hill, Sunil Bhana, Scott Campbell and Greg Hall of Bayleys Real Estate.

The property will be sold or leased by deadline private treaty closing on Thursday 6 July, unless it is sold or leased prior.

Hill said the approximately 5,632-square-metre building sat on a high-profile corner site of more than 7,000 square metres, with 24 car parks.

“At the heart of this brand-new property is an approximately 4,000-square-metre clear-span warehouse. This has been built with logistics or manufacturing users in mind, with 175-millimetre-thick mesh reinforced concrete throughout and a stud height of 10 to 12 metres,” Hill said.

Three roller doors provide easy access from a more than 1,300-square-metre north-facing canopy and a fully secure yard area which is fit for container and truck movements.

Bhana said some 280 square metres of single-level auxiliary offices and amenities on the corner provided high visibility from the intersection.

“Generous on-site car parking is accessible via a separate access point from the yard, enhancing safety for an occupier’s clients and staff,” said Bhana.

The property at 21 Bill Stevenson Drive sits within the Business – Light Industry zone under the Auckland Unitary Plan. This supports a variety of activities such as manufacturing, production, logistics, storage, transport and distribution, provided they do not generate objectionable odour, dust or noise.

Hall said convenient access to the industrial facility was underpinned by its position within minutes of a State Highway 1 interchange.

“This enables easy travel across the ‘Golden Triangle’ area with central Auckland and its international airport within a 30-minute drive, Hamilton about an hour away and Tauranga a little over two hours away.

“This will place an occupier’s business on the doorstep of an area that’s home to 60 percent of the North Island’s population and which generates around half of the country’s GDP,” said Hall.

Bayleys National Industrial Director Scott Campbell said 21 Bill Stevenson Drive represented an exceptional opportunity for buyers and occupiers in the current market.

“With a severe lack of quality industrial property on the market, this is a prime opportunity for owner-occupiers or astute investors looking to join big-name operators such as Cardinal Logistics, Bunnings, Plumbing World and Mitre 10 in what will soon be one of Auckland’s premier industrial precincts,” Campbell said.

Once fully operational, Drury South Crossing will reduce an anticipated 950-hectare South Auckland shortfall in industrial land by up to a quarter, according to developer the Stevenson Group. The project has been forecasted to contribute $780 million a year to regional GDP and facilitate flow-on annual GDP benefits of $2.3 billion.
