Eager market for award-winning Lower Hutt office property

With A-grade commercial property in short supply in the wider Hutt Valley, investors and owner-occupiers have been quick to enquire on a multi-award-winning office building located one property back from main arterial Railway Avenue, with easy access to State Highway 2.

Aglionby House at 1 Aglionby Street was the former office of construction firm Armstrong Downes Commercial, which went into liquidation at the beginning of May this year.

Constructed in 2015, the striking two-level commercial building received the gold award for excellence in the commercial and civic category of the New Zealand Commercial Project Awards in 2016, and in the same year, was the Wellington Architecture Awards Winner in the commercial category.

Described by judges as a 'playful and engaging' building, Aglionby House combines a wide range of materials including exposed structural steel, decorative precast panels, reverse run metal cladding and natural timbers.

The property has a lettable floor area of 578sqm, an elevated balcony, has 14 car parks, secure storage and occupies a prominent 607sqm site.

Zoned General Business, the property will be sold with vacant possession and has a potential annual net income of $155,951 plus GST in its current configuration.

The interior includes polished concrete floors, and multi-coloured design accents and with the existing fit out, accommodates 28 people in the first-floor office space with the potential to increase this to 39 with some minor modifications.

The ground floor houses open and covered carparking, garaging, dedicated file storage rooms and staff amenities.

Ethan Hourigan and Andrew of Bayleys Wellington Commercial are marketing the property via a tender campaign closing 4pm, Wednesday 20th July.

Hourigan said the design-forward building stands out in the Lower Hutt market and more than holds its own in the wider Wellington region.

“It’s a statement building that was ahead of its time when constructed seven years ago and is at 100 percent new building standard.”

“This is a best-in-class property designed and built to exacting standards with specifications that maximise efficiency, while providing an enviable working environment.”

“An owner-occupier will recognise the intrinsic value that the building and the site offers given the specs and location, but equally, an investor can be assured that the leasing market is actively seeking quality, well-positioned space.”

Hourigan said legal or accounting firms, architects, designers, surveyors or other construction-related occupiers would be a good fit for the building which has decent access, secure storage, carparking, and outdoor space for staff.

“Lower Hutt is primed for growth on the back of the comprehensive Riverlink project, which encompasses urban revitalisation, a walking bridge to a relocated Melling train station, and a new Melling interchange.”

“There’s not a lot of prime, modern office space available in Lower Hutt so Aglionby House offers a walk-in solution for an office occupier looking for a building with a point of difference in the market.”

“It’s ideally positioned just outside of the main commercial strip and hub, but within walking distance of CBD amenities, and access is streamlined from the urban motorway system.”

In addition to the obvious design and locational advantages, Hourigan said the building has double glazing throughout, and has a rainwater recovery system and solar panels on the roof giving operational cost efficiencies.

“It’s also fully-equipped with fibre cabling, has LED lighting and is fully airconditioned.”
