With very few bare landholdings currently available in Cambridge’s Hautapu industrial area, a prime piece of land in the throes of being subdivided off a larger site will offer owner-occupiers and development entities entry to the burgeoning precinct.
Currently occupied by the vendors as supplementary space for their adjacent earthworks and transport business, the prime parcel of circa-9,510sqm of flat land has been approved for subdivision off a 2.5ha block, and a new title is being created.
The flat, ready-to-develop block is zoned Industrial and located less than 1km from the Waikato Expressway and 25km south of Hamilton in the sought-after golden triangle economic zone.
The site is surrounded by some of New Zealand's most recognised brands including Mainfreight, Fonterra, Carters, and Farmlands, along with industry innovators Glasslines, C&R Construction, APL Window Solutions, Giltrap Agrizone, and Camex Civil.

Willem Brown of Bayleys Waikato is marketing the Hautapu land, with tenders closing 14th August, unless sold prior, and is expecting interest from owner-occupiers and developers.
Securing a presence in the high-performing golden triangle economic zone is driving activity in the broader Waikato region, and more specifically in Hautapu which Waipā District Council has identified as the focus of industrial growth for the area, says Brown.
“The pedigree of other businesses in the area speaks to the calibre of the location, with the connectivity and proximity to State Highway 1/Waikato Expressway, Port of Tauranga, Ruakura Inland Port, and Tauriko Business Estate driving logistics and distribution occupiers to look at Hautapu seriously.
“When large scale tenants like Mainfreight opt to have a base in Hautapu, you know the fundamentals of the location are really strong and it reinforces the area’s status as a premier industrial hub.
“We’re testing the market really as there hasn’t been many transactions for bare land in the Hautapu precinct recently. Given it would be suitable for a wide range of industrial users, and development fundamentals are coming back into line, it will be interesting to see what transpires in a market where enquiry levels are up for industrial property.”
Waipā District Council is expecting an additional 25,000 people to be residing in the wider Waipā district by 2050, with more than half of this growth expected for Cambridge.
“This forecast population growth supports the need for more industrial footprint in Cambridge and as the subject site will be ready to develop once title is through, a new owner could get to work fairly promptly to get ahead of the next wave.
“Cambridge has seen significant investment in infrastructure off the back of its centrality, accessibility and quality of lifestyle making it a thriving and attractive business location.
“The Hautapu precinct has proven to be an effective and efficient base for occupiers looking to leverage the locational advantages that the golden triangle dynamics bring to the industrial table.”
